Need Your SA302 for a Mortgage? Here’s How to Download It from HMRC
If you’re a sole trader applying for a mortgage, you’ll almost certainly be asked to provide proof of your income. Mortgage lenders typically request your HMRC SA302 (tax calculation) and Tax Year Overview to verify the income you’ve declared from self-employment, dividends, property, or employed work. But where do you find these documents, and how do you download them?
The good news is that HM Revenue & Customs makes this information readily available online through your Government Gateway account. Let me walk you through the process step by step, so you can quickly access the documents you need.
What Documents Will You Need?
Before we dive into the how-to, let’s clarify what you’re looking for. Most mortgage lenders require three key documents:
SA302 (Tax Calculation) – This shows your income and tax liability for a specific tax year. It’s the official calculation of what you owe HMRC.
Tax Year Overview – This verifies your SA302 information and shows whether you have tax to pay or a refund due. Lenders need this to confirm your SA302 is genuine.
SA100 (Tax Return) – Your complete self-assessment tax return, which provides full details of your income and expenses.
Accessing Your HMRC Account
All three documents can be downloaded from your HMRC online account. If you don’t have online access, you (or your accountant) can order paper copies by calling HMRC on 0300 200 3310. However, the online method is much faster and more convenient.
To get started, head to www.gov.uk/sa302-tax-calculation and log in using your Government Gateway credentials. If you’re registered for multiple tax services, select ‘Self Assessment’ from the menu.
Downloading Your SA302 (Tax Calculation)
Once you’re logged into your Self Assessment account, follow these simple steps:
- Click on ‘Get SA302 Tax Calculation for tax year 20XX to 20XX’
- Select ‘Continue to your SA302’
- Click the ‘View your Calculation’ link
- Scroll to the bottom of the page
- Click ‘View and print your calculation’
- Select ‘Save as PDF’
- Save the document to your chosen folder
Getting Your Tax Year Overview
The Tax Year Overview is produced by HMRC after you submit your self-assessment return. It’s an essential companion document to your SA302, and lenders will always ask for both.
Here’s how to download it:
- From your Self Assessment homepage, click ‘View Self Assessment return for tax year 20XX to 20XX’
- Use the dropdown box to select the tax year you need
- Click ‘Go’
- Scroll down until you find ‘Print your tax year overview’
- Click this link to open the document
- Select ‘Save as PDF’
- Save it to the same folder as your SA302
Downloading Your Full Tax Return (SA100)
If your lender also requests your complete tax return, follow these steps:
- From your Self Assessment homepage, click ‘More details about your Self Assessment returns and payments’
- In the ‘Your returns’ section, click ‘View Self Assessment return for tax year 20XX to 20XX’
- Important: Click ‘Tax Return Options’ in the right-hand menu
- Select your required tax year from the dropdown
- Click ‘Go’
- Scroll down and click ‘View Return’
- In the left-hand menu, click ‘View / Print / Save your return’
- Scroll down to find ‘Print a colour PDF copy of your return’
- Click this to open your full SA100 as a PDF
- Save the document to your folder
